One area might see price corrections while another remains highly competitive. Forget the national trends; work with a local real estate agent who can provide insight on pricing trends and inventory levels where you’re actually trying to buy.
- Focus on Value, Not Timing: Don’t overthink the whole thing. You can’t time your purchase perfectly, so try not to dwell on the daily shifts and instead put your energy into finding a home that fits your budget and needs. A smart purchase in a good location will hold its value in the long run.
- Be Ready to Negotiate: In a shifting market, sellers may be more willing to make some concessions, such as covering some of the closing costs, making small repairs or even adjusting the price slightly to secure a sale. For Sellers: Stay Realistic and Be Patient
Sellers often feel the pinch first when the market cools after a period of high demand. The good news? Every realtor will tell you that all homes eventually sell – it just takes the right pricing, the right presentation and some patience. To make things easier:
- Price According to the Facts, Not Sentiment: The market – not your feelings – determines your home’s value. Forget what your neighbor got after a bidding war last year. Forget your emotional attachments to the property. Listen to your agent when they talk to you about how to price your home in line with the current conditions. A properly priced home will always get attention.
- Remember the Value of Presentation: When buyers have more choices, they gravitate toward homes that feel well-maintained and look move-in ready. Invest in small improvements before you sell, such as fresh paint and updated lighting. Decluttering can go a long way. Professional staging and photography can also make your listing shine online, where most buyers begin their search.
- Be Prepared for a Longer Listing Time: Your home will probably not sell overnight. This doesn’t necessarily mean there’s something wrong. It’s just a reflection of the shift away from the wild days of the seller’s market a year or so ago. Don’t panic if your home doesn’t immediately get offers.
